A detached villa on two floors with a total constructed build size of approximately 227 m2, garage and private swimming pool.  This lovely home was originally built in 1983 as part of Fase I of Ciudad de las Comunicaciones, affectionately known by the locals as "Los Carteros" as the homes were built for officials of the Spanish postal service from all over the Spain.  That is why there is a large statue of a stamp and large yellow pillar boxes by the duck pond at the entrance to the estate.  It´s set amongst beautiful scenery and countryside but is only about 2km to the town centre of San Miguel itself.  In the opposite direction the Campoamor road takes you through citrus groves, past golf courses (Campoamor and Las Colinas where you can pay to use their gymnasium) to the beach resort of Mil Palmeras, which is our favourite place to have a meal by the sea.

The property itself is on a triangular-shaped corner plot which at 708 m2 is larger than most plots on the estate, which tend to be between 500 and 600 m2.  The ground floor comprises a lounge area, separate kitchen (with pantry), and originally 3 bedrooms and 2 bathrooms.  However, two of the bedrooms have been merged to make a very large master bedroom.  There is direct access to the garage from this room too.  The upper floor is reached either by lift or an external staircase, and comprises an additional WC, office and large entertaining area which has been used for many big parties in the past!  There is direct access to a sun terrace with outstanding views towards the salt lake and Mediterranean.  The external staircase leads down from this terrace to a covered patio which faces east, so is a lovely place to take your breakfast and enjoy the first morning rays!

The layout of the property could be altered to create a master bedroom on the upper floor to take advantage of the views from the upper terrace.  Although there are currently only 2 bedrooms on the ground floor, it would be relatively straightforward to make this into a 4-bedroom property.

The swimming pool is located in the south-east side of the plot, and is not shaded by other buildings, so will receive many hours of sunshine throughout the warmer months.

The garden has many established plants and palms and is a gardener´s paradise.  

The ground floor (including garage) has a total constructed build size of 151 m2 and the upper floor is 76 m2.

The water pipework for the whole house was renewed in 2009.

Although the property could benefit from some modernisation, this is a great opportunity to acquire a large villa with pool on a large plot in a very desirable area.  Oh, with great views too!
